There are countless options available in commercial roofing, all with names that are technical and difficult to pronounce. Although the names sound scientific, installing flat roofing is equally an art form. Flat roofing requires skilled and experienced crews to ensure that water will not pool on the surface, or penetrate to the interior of your building. Tarrant Roofing has wide-ranging experience with all types of commercial and flat roofing. To get an up-front and no obligation look at all the commercial roofing options available, give us a call at Tarrant Roofing.

Commercial Roofing

TPO Roofing

TPO single-ply roof membranes are constructed from ethylene propylene rubber. They combine the durability of EPDM rubber with the proven performance of weldable seams. TPO is a heat-reflective and energy efficient roofing systems. TPO single-ply roofing membranes provide exceptional resistance to ultraviolet, ozone and chemical exposure. The seam strengths of TPO are said to be 3 to 4 times those of EPDM’s adhesive and tape seams.

TPO commercial has good flexibility to allow for building movement and is extremely resistant to tears and punctures. TPO’s are available in thicknesses of either 45 mils (.045″) or 60 mils (.060″). Although they are available in grey and black, the majority of our customers select white to increase the roofs reflectivity. Tarrant Roofing installs TPO membranes that are fully-adhered, or mechanically-attached. Fully-adhered roofs are “glued” to the substrate using a special adhesive. The glue creates a chemical bond with the membrane. In a mechanically-attached system, a screw-type fastener secures the membrane to substrate.

With proper installation, a TPO commercial roof typically lasts 10-20 years, depending on the type of installation and material used. Tarrant Roofing has extensive experience installing TPO roofing systems will discuss the options available for your commercial roofing needs.

Modified Bitumen Roofing

Modified Bitumen is asphalt that has modifiers added to it to give it plastic or rubber-like properties. They are typically installed as a two-ply system and are almost always fully adhered.

Tarrant Roofing installs two types of modified bitumen membranes: SBS polymer-modified bitumen and APP polymer modified bitumen. SBS modifiers are commonly installed in hot moppings of asphalt or cold adhesive. Many of the new products are available in a self-adhering roll. APP modifiers are usually heat welded or applied using a torch. SBS modifiers give asphalt a rubberized quality, while APP modifiers give it a more plasticized quality.

The modified bitumen products used by Tarrant Roofing can have a mineral coated surface or a smooth surface. While installing modified bitumen, we often need to remove the old roof down to the decking. Next we install fiber-board insulation on top of the decking to increase strength and moisture resistance. Then a base sheet is installed which is either mechanically fastened or self-adhered. The final step is installing the modified bitumen membrane which can be hot-mopped, torched, or applied using a cold process.

Modified Bitumen is a great choice with a proven track record in commercial and residential roofing applications. Let the commercial roofing pros at Tarrant Roofing show you how modified bitumen may be a great choice for your commercial or residential flat roof.

EPDM Roofing

EPDM is a synthetic rubber that makes a good choice for commercial flat roofs. EPDM is a flexible membrane that has been in use since the 1960’s and has survived some of the world’s toughest climates for over 30 years. Though it was a good product to begin with, EPDM has advanced significantly in the last ten years. Problems previously associated with it included moisture gain under the membrane and that EPDM did not like to adhere to itself causing seam problems. Using a vapor barrier has solved the moisture gain problems and seaming has become extremely simple with the addition of factory applied tape. This has greatly reduced labor costs and installation time. The addition of factory applied tape also makes for stronger and neater seams.

When installing EPDM, Tarrant Roofing uses two different methods. Mechanically attached is a less expensive method and has been proven to work well in areas with low wind velocity. Fully adhered is the most expensive installation method but will also guarantee a stronger and longer lasting flat roof.

The latest products of EPDM have been combined with a polyester fleece backing and fabricated with a patented hot melt adhesive technology. This provides consistent bond strength between the fleece backing and the membrane and has resulted in largely eliminating shrinkage of the product. It also allows the product to stretch to three times its normal size and move with the building through changing weather conditions.

When properly installed, EPDM flat roofing has been proven to last from 25-50 years and this continues to rise every year with advances in technology. Tarrant Roofing has extensive expertise installing EPDM roofing membranes and can help you with all of your commercial roofing needs.

Elastomeric Roof Coatings

Elastomeric roof coatings are monolithic, fully adhered, fluid applied roofing membranes. Basically, they are an additional protective layer placed on a finished roof. They help keep the roof undamaged from hail, wind, rain, sunlight, and other conditions. Because of their elastic properties, they are able to stretch and return to their original shape without damage. This helps to keep the coating intact and completely adhered to the roof. Elastomeric roof coatings can be used to repair roof leaks on almost any type of roof.

Along with waterproofing qualities, elastomeric roof coatings can also slow down damage to the roof by absorbing most of the sun’s UV rays. With certain “cool roof” coatings, they can also make your commercial roof much more energy efficient.

Elastomeric coatings are seamless and when installed correctly, can extend the useful life of almost any roof. There are countless roof coating products available today and it can sometimes be difficult for the consumer to distinguish a good product from an inferior one. Give us a call and let the experts at Tarrant Roofing show you what options may be available to coat your commercial roof.

Metal Roofing

The advantages of metal panel roofing systems are longevity, durability, safety, environmentally friendly, and energy efficient. When it comes to longevity of a traditional asphalt roof (which is about 12-20 years), the metal roof has a clear advantage because they have proven to last more than twice to three times longer at 40 - 70 years! In addition to the longevity aspect of the roof, they are impressively durable. Being able to withstand hurricane winds gusting to speeds up to 140 miles an hour is just the start! These roofs will not crack, corrode, and are even impact resistant able to withstand punishing storms. Also, cost is kept low with these roofs over time because maintenance of these bad boys is non-existent. No periodic maintenance is required on them. As mentioned, they are also very safe, an important advantage; these roofs will not spark or ignite during a lightning strike or wildfire. They are very environmentally friendly as most of the materials used are up to 95% recycled! AND, these materials are 100% recyclable when they come to the end of their life. Lastly, they are very energy efficient as they reflect solar radiant heat very well which can lower cooling costs by up to 25% in some cases. So if you are considering a Metal Panel Roofing System contact us today!
